An elastomeric sealant is a thick two part liquid material that is mixed together and is used to fill gaps or expansion-joints in concrete and dries to a firm rubber consistency. An elastomeric coating is a single component material that is used as a waterproof top-coat on roof-top decks, pool decks and other concrete surfaces and dries to a hard consistency. Although both types of elastomeric dry to a different consistency, both provide a water-proofing function and both have excellent expansion and contraction characteristics during hot and cold temperature cycles.
Elastomeric deck, pool, and patio coatings are notorious for braking down quickly from high levels of sun exposure, pool chemicals, and foot traffic. If the topcoat is compromised, water may be able to penetrate the protective surface coating. Once water intrusion begins, it’s only a matter of time before the top coat begins to bubble and lift. Clean-Coat keeps these surfaces sound and resilient for many years with periodic cleaning using TSP (cleaner) and the application of maintenance coats.
In many cases, cracks open at the bottom of the expansion joints in concrete slabs. This isn’t a bad thing if you live in a dry climate – but in rainy or wet locations like Portland, water can seep below the concrete slab-section and eventually erode underlying soil. This may begin a cycle of lifting, sinking and cracking of concrete sections. Clean-Coat uses a high-quality elastomeric, polysulfide-based joint sealant to seal expansion joints, keeping your surfaces safe from water penetration & erosion, and reducing the trip hazards that come from wide expansion joints!
